Measured & PricedCornwall
Cornwall and South West · cost plans from drawings

Materials cost plans from your drawings

Send the architect's PDFs. We measure them from the drawing's own lines, price every material from a merchant's product page, and send back a workbook you can check line by line.

Estimates, not a QS service. We are not chartered or RICS-regulated quantity surveyors. Every figure we send is for you to check and stand behind.

Fixed prices from £95, set by floor area. Work out your price.

What we are, and are not

We are not quantity surveyors. You check, you stand behind it.

Before you use any figure we send, you must:

  1. Check the quantities against your own drawings and the site.
  2. Check the prices with your merchant or builder on the day you buy.
  3. Use a chartered quantity surveyor for anything a lender, insurer, funder, tender or contract relies on.

Once you use or share our figures, you are responsible for them. Our liability is limited to the fee you paid. You accept this when you place an order.

Not a QS service

We are not chartered and not RICS regulated. Our cost plans are estimates for budgeting and design decisions only.

Web prices, dated

Prices are merchants' published web prices on the date we check them. They change, and trade prices may differ.

Only as good as the drawings

We measure what is drawn. Anything not drawn, wrongly scaled or changed later is not in the figures.

Measured & Priced is run by Craig Fearn in Gwennap, Cornwall. You deal with him directly.

Questions

Common questions

Are you quantity surveyors?
No. We are not chartered and not regulated by RICS. We produce estimates for budgeting and design decisions. If a lender, insurer, funder, tender or contract will rely on the figures, use a chartered quantity surveyor.
Who is responsible for the figures?
You are, once you use them. You must check every quantity and price before you rely on or share them. Our liability is limited to the fee you paid. The full position is in our terms of business.
What drawings do you need?
PDF plans, elevations and sections with a scale bar. DWG or IFC files help us measure more exactly. A site plan helps with external works.
Where do the prices come from?
From the merchant's own product page on the day we check it, mostly Bradfords, Selco and Wickes. Every line links to the product. We do not use cost guides or price books.
Is labour included?
Only if you add it. For £45 we build labour from your own builder's day rates or quotes. We never guess labour.
Do you visit the site?
No. We measure from the drawings you send. Anything not drawn is not in the figures.
How long does it take?
Two working days for a materials take-off, three for a cost plan, four for a tender pack, counted from when we have complete drawings and payment. Express gives you the next working day for 50% more.
